We put our own money into every deal. If you join, you invest alongside us, with everything formalised in writing and before a notary where applicable.
We do not publish the results or returns of our deals. Anyone can put numbers on a website.
If you are interested in investing with us, we will show you previous deals and their documentation, in person or by video call. And before you put in a single euro, we explain in writing how the property is bought, what the works cost, how long it takes and what happens if things do not go to plan, so that you or your adviser can review it.
We do not ask you for money. You tell us what you are looking for and we explain how we work, at our office or by video call.
For previous deals and for the one we propose: the property, the works budget, the timeline and the risks, in writing.
There is no single formula. It depends on the deal, on you and on what your adviser recommends. The usual options are explained below.
A notarial deed or a contract, depending on the structure chosen. During the deal we keep you informed until it closes.
Every deal is different. These are the structures we usually work with; which one suits you is decided case by case, with your tax adviser or ours.
You (or your company) become a shareholder in the company that buys the property, with your percentage.
In a building, your company can take one or more flats directly, in its own name.
In some deals, your participation is formalised through a specific agreement for that deal.
We generally recommend investing through a company. If you do not have one yet, we can explain how to set one up.
Since 2025, the Canary Islands Investment Reserve (RIC) can be invested in homes let as the tenant's main residence (Spanish State Law 6/2025 of 28 July). Among other requirements, it calls for one full-time employee, a home that was not let in the previous year, letting it within 6 months and holding it for 5 years. Holiday lets are excluded. We look for properties that meet the requirements and our tax team checks whether your case qualifies. Requirements and deadlines explained (in Spanish).
We buy a home below its market price, renovate it with our own building team and sell it.
The same, on a larger scale: a whole building that is refurbished and sold flat by flat or let. These deals usually bring several investors together.
For those looking for a steady income rather than a quick sale. We buy the property and our team manages it and pays you the rent.
With experienced investors we also work on auctions, bank-owned properties and the purchase of mortgage debt. These carry more risk and are best explained in person.
This is the most common issue. That is why our own building company does the works and the budget allows for contingencies.
We buy below market value to leave a margin. If selling does not make sense, the alternative is to let the property until it does.
Holiday-let rules in the Canary Islands are one example. Our lawyers and tax advisers review this before we buy.
We invest our money in the same deal and on the same terms as you. We do not win if you lose.
