ROUZ Estate Care looks after your rental home: bookings, check-in and check-out, cleaning, maintenance, collections and the Canary Islands letting rules. You decide on the price, the use and the sale.
ROUZ Estate Care manages holiday and other rental homes in Tenerife. It started by managing ROUZ’s own properties and now does the same for other owners, including owners who live abroad. You decide on the price, the use and the sale of your home.
We visit the property and talk to you: its condition, its licence and papers, and which part of the management you want to hand over.
Bookings, check-in and check-out, cleaning, maintenance and repairs.
We monitor collections and prepare reporting tailored to what you want to see and how often.
We make sure the home complies with the letting rules. ROUZ TaxLine and ROUZ Lawyers support you if needed.
We manage reservations, look after guests and take care of check-in and check-out. For other types of letting, we find a tenant and prepare the contract.
We organise cleaning between stays, the upkeep of the home and the repair of faults when they appear.
We monitor what is collected and make sure the home complies with the rules for its type of letting. We prepare the reporting the way you prefer to see it.
If you need it, ROUZ TaxLine and ROUZ Lawyers help with taxes and contracts. This matters especially if you are a non-resident owner: rental income is taxed under non-resident income tax (see non-resident tax in Spain).
Holiday letting in the Canary Islands is regulated by the Canary Islands law on tourist use of housing (Ley 6/2025, de 10 de diciembre, in force since 13 December 2025).
Classifying a plot as residential does not by itself allow tourist accommodation: tourist or holiday use of a home is allowed only if the local planning expressly permits it (Ley 6/2025, art. 3.3, as published in the BOC on 12 December 2025).
The law has transitional provisions for homes that were already operating as holiday homes when it came into force (Ley 6/2025, disposiciones transitorias primera to novena). Which one applies depends on the owner and the home, so we review your case. The text may have been amended since publication; we check the current version.
In a block, an owner who wants to carry out tourist letting needs the prior express approval of the owners’ association, and an agreement to approve, limit, condition or ban it requires the favourable vote of three fifths of the owners representing three fifths of the ownership shares (Ley 49/1960 de Propiedad Horizontal, arts. 7.3 and 17.12, as amended by Ley Orgánica 1/2025, de 2 de enero, in force since 3 April 2025).
